7. Property Listing Company

Background

This is a property listing company in Malaysia. The company mission is to provide various available choices of property to their users. They cover property listings in Kuala Lumpur and other major cities in the country. The Head of Data has tasked the team with providing insights to help the company maximize its profits.


Problem Definition

The company brings their profit through joint-profit sharing of 20%. It means that the highest-priced property brings the highest percentage of revenue to the company. However, the limitation usually happens when high-priced property is hard to sell as it has too many rooms or the size of the room is too large. As the data analyst of this company, I have the task of delivering insights about the characteristics of the properties provided and understanding the aspects that have the strongest relation and the biggest impact on their prices.


Objective

To perform data cleaning, exploratory data analysis, and statistical measurements such as correlation and regression to identify the characteristics of luxury and affordable properties and determine the aspects that have the strongest relation and biggest impact on their prices.


Task & Actions


Result

  • 80% of properties are in 19 out of 59 locations, with KLCC having the most luxury properties and Mont Kiara having the most affordable properties.

  • Condominium is the most common property type, with 75% having 2-5 rooms and Built-Up being the most common character.

  • Luxury properties are larger and have more facilities compared to affordable ones.

  • For more efficiency, sales could focus on several locations that cover 80% of the properties in each category (affordable or luxury).

  • The strongest correlation to price is size, while the number of car parks and size of the property have the biggest impact and can be used to predict the price.
